Elyce Franks – Administrative Assistant
I was born in Boston, and moved to Flower Mound in 1980 when the population of Flower Mound was only 4,000. I am a proud graduate of Lewisville High School then went on to earn my degree in Journalism/Photography at the University of North Texas. In 1991, I married my high school sweetheart, Dennis. We now have an incredible daughter, Caitlyn and the sweetest son, Andrew. We were lucky enough to travel around the world while my husband was in the Army, but we now call Flower Mound home. In my spare time I enjoy spending time with family, going to the movies, taking pictures and reading a good book.

I was born in Minnesota but moved to Highland Village in 1984 and was able to watch the Flower Mound area boom first hand. After graduating from Marcus High School, I received my BBA from the University of North Texas where I majored in Real Estate. I have been a licensed real estate agent since 2004 and began my career as a buyer's agent for Keller Williams Realty. After several years of working with buyers I switched gears and found my true calling as a listing specialist with The Rhodes Team. After successfully working as a buyer's agent for Century 21 and Keller Williams, I discovered that my true passion lies in working behind the scenes for real estate closings. Originally from Highland Village, I am a proud Marcus graduate but have called the town of Decatur home for a little over 5 years now. My husband, Robert, is a newspaper sports editor so that affords us the opportunity to watch a variety of sporting events which is one of my hobbies. We have two boys, Drew and Brad, aged 11 and 6. Tiffany Smith - Office Manager/Marketing Director Originally from a small town in Louisiana, I began calling Texas home in 1994. I moved to the Metroplex and earned my degree in Journalism with a concentration in Advertising at The University of North Texas. I love to remodel homes. The first was a 1970's house from floor to ceiling. With a lot of TLC, I was able to bring it up to date and sell it within a year. I was sure I would never attempt such a large project again. Financing Your Home >Balloon Mortgages
In loan terminology a "balloon" is the unpaid loan balance that must be paid in full on a specified due date. Federal savings and loan associations are permitted to make balloon mortgages with as little as five percent down and monthly payments that are smaller than the amount needed to fully amortize the debt. On the due date, which may be only a few years after the loan was made, the balance must be paid off or the loan must be renegotiated. Balloon borrowers must be cautious and plan carefully to avoid overlooking balloon payment obligations. It is easy to be lulled into complacency by the easy monthly payment terms.
Today's complex economics have produced a wide variety of options for potential borrowers, who are often surprised by how much house they can afford to buy. Loan approval is ultimately in the lender's hands, but your real estate agent can help you to determine your real buying power.
